Garden Rooms are considered to be permitted development, not requiring an application for planning permission*, provided all the following conditions are met. At Hayward’s Carpentry, we will collaborate with you to ensure all the criteria are satisfied:

  • Garden Rooms must be single storey with a maximum eaves height of 2.5 metres and a maximum overall height of 4 metres with a dual pitched roof, or 3 metres in any other case.
  • If the Garden Room is within 2 metres of the property boundary, the entire structure should not exceed 2.5 metres in height.
  • You can utilise up to 50% of the area of your entire garden.
  • The area of your garden encompasses all your land, excluding the area occupied by the house. This area includes the front garden, side gardens, and back garden, minus the space occupied by any other structures, fuel tanks, etc.
  • No buildings are permitted in front of the front elevation of the house.
  • In conservation areas, construction is restricted to the rear garden; no structures can be placed at the front or side.
  • For listed buildings, full planning permission is required.
  • In Areas of Outstanding Natural Beauty, the maximum size allowed is 10 square meters, and it should be located at least 20 meters away from the house.
  • Any new building must not serve as separate, self-contained living accommodation and must not feature a microwave antenna.

We collaborate with building control to guarantee the installation of appropriate foundations for your garden room, considering factors such as soil conditions, garden slope, and tree proximity.

Subsequently, we engineer foundations that minimise disruption to your garden and the surrounding environment, ensuring approval by the building control inspector.

Certainly, we provide a diverse selection of aluminium and uPVC doors available in three stylish colours: white, black, and anthracite grey. Our door styles include bifold, sliding, or French doors, all of which are equipped with energy-rated double glazing as the standard feature. Additionally, we offer side windows in both full height and letterbox window options to cater to your specific preferences.

We have different types of flooring for you to choose from. Our regular choice is laminate flooring, which is simple and practical. For those seeking a touch of luxury, we also offer the choice to upgrade to either luxury vinyl flooring or a stylish tiled floor. We have samples available so you can pick the one that suits your style best.

We apply foil-backed plasterboard, which will be plastered and smoothed to give a neat finish.

We also offer the option to professionally paint the interior walls white. Additionally, if you’d like to add a pop of colour, we can paint one wall in a feature colour to create a stylish accent.

At Hayward’s Carpentry, our team comprises certified electricians who handle the complete electrical setup, including wiring, lighting, switches, Coax, and Cat 6 cables. We ensure a thorough testing of the electrical installation and provide you with an electrical certificate once your garden room is successfully completed.

Our typical garden room construction time at Haywards Carpentry is ten working days, though this duration may vary depending on any additional services you might need. Since we use structurally insulated panels for our garden rooms, the actual building phase is generally swift and straightforward.

For larger and more complex garden room projects, which may involve tasks like plumbing for bathrooms or kitchens, as well as electrical and media installations, a custom timeline will be necessary.

Many of our clients opt to have their garden landscaped or add paving after the garden room construction, which will also extend the project timeline.
