At Haywards Carpentry And Construction, we are committed to delivering top-quality construction work, ensuring that no corners are cut in any project. Unlike many garden room companies, our specialisation lies in building extensions and timber frame structures, guaranteeing durability and longevity. Drawing on our expertise in extensions, we apply the same high standards to our garden rooms, meeting the robust criteria of timber frame housing for enduring quality.

Our construction process commences by crafting the building and roof using timber frame, incorporating three layers of damp proof membranes in the ground for added protection. Internally, we install a green vapour barrier on the roof and walls to preempt any potential issues. External surfaces are strengthened with OSB3 structural panels and a housewrap membrane, creating a reliable waterproof layer. Additionally, we incorporate two layers of battens to ensure proper airflow for exterior cladding.

For flooring, we utilise a floating floor system with 22mm floorboards, followed by the final top layer. To complete the project, we undertake comprehensive insulation, plasterboard skimming, skirting installation, and painting, guaranteeing a fully finished, high-quality result.

Certainly, as standard, we include a heater installed on the wall wherever you prefer within our garden rooms. Additionally, we offer optional built-in air conditioning units that provide both cooling and heating functionalities.

For garden rooms or offices up to 15 m² in size, you generally won’t need planning permission, and you can position them as close to your boundary as you like. However, if the size is between 15 m² and 30 m², they must be at least 1 meter away from your boundary, unless you comply with building regulations, which may require fireproofing the structure. Anything larger than 30 m² will typically require both planning permission and adherence to building regulations.

Regarding amenities, you have the flexibility to install either a toilet or a kitchen in a garden room, but not both, as this would classify it as a habitable space, potentially altering the planning requirements.

It’s important to note that these are general guidelines, and specific regulations may vary depending on your local council. Therefore, it’s advisable to conduct your own research to ensure compliance with local regulations.

Yes, we offer warranties with our garden rooms. You’ll receive a 12-year structural warranty and a one-year cosmetics warranty, excluding natural wear and tear. Additionally, the rubber roof comes with a 30-year life expectancy, and the overall building is expected to last for 50 years.

n our garden rooms and offices, we incorporate insulation designed to meet various construction requirements.

For our traditional build garden rooms, we utilise PIR insulation (polyisocyanurate), also known as Celotex, which is renowned in the industry. This insulation is applied with a thickness of 70mm in the walls and 100mm in both the floor and ceiling, ensuring effective thermal performance.

In our budget-friendly garden rooms, we opt for Structural Insulated Panels (SIPs). These panels outperform other construction methods due to their integrated insulation system, rather than being an additional component. SIPs offer exceptional thermal efficiency and u-values, resulting in significant reductions in heating and energy costs. This makes SIPs an environmentally conscious choice, aligning with sustainable construction practices.

Absolutely! We offer a wide range of choices for garden room windows and doors. You can select from a variety of aluminium and uPVC doors, available in three attractive colours: white, black, and anthracite grey. If needed, we can also provide other colours upon request. Our door styles include bifold, sliding, or French doors, all of which come standard with energy-rated double glazing for enhanced insulation. Furthermore, we offer side windows in both full height and letterbox window options, allowing you to tailor your garden room to your exact preferences.

We work closely with building control to ensure the installation of suitable foundations for your garden building, taking into account factors such as soil conditions, garden slope, and proximity to trees. Our goal is to engineer foundations that minimize disruption to your garden and surrounding environment while meeting the necessary building control standards.

At a minimum, we provide a 150mm concrete base with a 150mm type one MOT base. Additionally, upon request, we can include steel reinforcement in the concrete base and dig 600mm perimeter footings, similar to those of an extension. However, this is often unnecessary due to the weight of the building

Typically, the construction time for our garden rooms varies depending on the type of build:

For a basic PIR construction garden room, our typical construction time is ten working days at Haywards Carpentry.

On the other hand, traditional timber frame buildings, constructed to timber frame housing standards, usually take up to 3 weeks to complete.

Please note that these durations may vary depending on any additional services you require. Since we offer two different construction methods for garden rooms, the timeframes can differ.

With structurally insulated panels (SIPs) used for our garden rooms, the building phase is usually swift and straightforward.

For larger and more complex projects that involve tasks such as plumbing for bathrooms or kitchens, electrical and media installations, a custom timeline will be necessary.

Additionally, many clients choose to have their garden landscaped or add paving after the garden room construction, which can extend the project timeline.

Certainly! When you choose us for your garden room project, we guarantee a comprehensive package. We take care of the landscaping ourselves, ensuring that the end result seamlessly complements the high-quality finish of your garden room.

As standard, our traditional garden rooms include softwood cladding treated with oil, a plastered finish, and white painting. You’ll find three double sockets, six downlights, and a power supply for your convenience. Additionally, there’s a built-in electric oil heater on the wall to keep you comfortable. The garden room comes with PVC French doors, with the option to upgrade to bifold doors if desired. Professional installation is included, along with a concrete base foundation. You’ll benefit from a 12-year warranty, as our garden rooms are constructed with timber frames for durability.
